Spring is a fun time of year with several exciting seasonal changes which include the changing of trees and flowers, longer days, and thawing of snow and ice. However, with spring changes come potential spring issues. Take a peek at these easy steps to assist you in the prevention of property damage to your home or office during the spring season.
1. Gutters
Check for loose or leaky gutters or clogged downspouts. Ensure downspouts drain away from the property, approximately 5 feet, and steer clear of debris. All current landscaping should divert water away from the building. Improper drainage can lead to water damage to the foundation or basement.
2. Washing Machine
Inspect your washing machine fill hose and check for cracks that could turn into leaks. A leaky hose under pressure can cause major damage in a short period of time. The 5/8” hose can pump 10-12 gallons per minute. You may want to consider changing to a no-burst hose to decrease your risk for damage.
3. Dryer
Wipe out your dryer vent and take a look at the outside exhaust. Not all lint is caught in the lint trap and can lead to a clogged vent. A clean vent will save you money by reducing the time your dryer runs. A plugged vent is not only less efficient, but can cause a fire.
4. Refrigerator
Vacuum your refrigerator coils. The coils on the bottom or back of your refrigerator conduct the hot air from inside the unit. If coated with dust, they are less efficient and cause your fridge to work harder, which increases your electric bill. Use a vacuum cleaner hose or a brush to clean the coils. Also, check water lines for leaks to avoid water damage.
5. Sump Pump
Cautiously pour water from a 5-gallon bucket into the crock. Keep an eye on the sump pump switch. It should turn on and start to pump water from the crock. Wait until the water pumps from the crock to make sure the pump turns itself off, and then slowly pour the remaining water in the crock to ensure the pump turns on again.
